Terms and Conditions

1. Booking terms & conditions

(1). Check-in is available anytime after 15:00. For arrivals after 22:00, please notify us by 15:00 (local time) on the day of arrival via text message or email. Failure to inform us of a late arrival will result in a no-show, leading to reservation cancellation and a 100% cancellation fee.

(2). Check-out is by 11:00 AM. Please note that late departures will result in additional charges. If you require a later check-out, kindly inform us in advance and we’ll do our best to accommodate your request, subject to availability and a possible extra fee.

(3). Only those persons stipulated on the booking form may use the property while the number of guests must not exceed the maximum number indicated in the booking form.

(4). Name changes can be made after approval by our Reservations Department before arrival, but will incur an additional fee of €100 per change.

(5). All suites are thoroughly sanitized and cleaned before your arrival, with daily housekeeping provided. Please ensure the property is left tidy upon check-out to avoid additional cleaning fees. Towels are replaced daily and linens are refreshed every 3 days. Requests for extra changes may result in additional charges.

(6). While changes to confirmed arrangements are uncommon, they may occasionally occur. If this happens, we will inform you as soon as possible. Should circumstances beyond our control prevent us from providing the booked property, we reserve the right to relocate your booking to a comparable or upgraded property. If no suitable alternative is available, or if you choose not to accept it, we will cancel your booking and issue a full refund. Please note that we are not responsible for any cancellation fees related to your personal travel arrangements.

2. Rates categories

(1). Pay Now & Save - Non-Refundable Rate

(a). Payment policy

(1). Full payment is required for this booking and can be made using a valid credit/debit card or through any other payment method arranged with our Reservations Team.

(2). The Climate Resilience Tax of €2 per night, per suite, is not included in the booking price and will be collected separately upon arrival.

(3). All card transactions are securely processed using Strong Customer Authentication (SCA) through our bank's system, ensuring the highest level of security for electronic payments.

(b). Cancellation policy

(1). This rate is non-refundable, with no cancellations, modifications or changes allowed.

(2). Please confirm your plans before booking, as no refunds or adjustments are permitted once the reservation is finalized.

(2). Book Now & Pay Later - Flexible Rate

(a). Payment policy

(1). A valid credit/debit card or an alternative payment method arranged with our Reservations Team is required for this booking. No upfront charges will be applied; payment will be automatically processed after the free cancellation period ends, using the provided details. Please ensure sufficient funds are available, as failed payments may result in automatic cancellation of the reservation.

(2). The Climate Resilience Tax of €2 per night, per suite, is not included in the booking price and will be collected separately upon arrival.

(3). Our business reserves the right to pre-authorize credit cards for all client reservations, irrespective of the booking terms. The final amount charged to the card will be determined in accordance with the cancellation policy applicable to the reservation.

(4). All card transactions are securely processed using Strong Customer Authentication (SCA) through our bank's system, ensuring the highest level of security for electronic payments.

(b). Cancellation policy

(1). This rate offers full flexibility, allowing free cancellations or date changes up until the end of the free cancellation period.

(2). After this period, the booking is non-refundable and no modifications or cancellations are permitted.

(3). Modifications or cancellations must be made through the same channel used for the original booking.

(3). Pay on Arrival - Semi-Flexible Rate

(a). Payment policy

(1). A 50% deposit is required at the time of booking using a valid credit/debit card or through any other payment method arranged with our Reservations Team.

(2). The remaining 50% balance is payable upon arrival at the hotel.

(3). The Climate Resilience Tax of €2 per night, per suite, is not included in the booking price and will be collected separately upon arrival.

(4). All card transactions are securely processed using Strong Customer Authentication (SCA) through our bank’s system, ensuring the highest level of security for electronic payments.

(b). Cancellation policy

(1). Free cancellations are permitted up to 30 days before arrival. In such cases, the 50% deposit will be refunded to the card used for the initial payment.

(2). After the free-cancellation period, the 50% deposit paid at the time of booking becomes non-refundable under all circumstances. For cancellations made less than 30 days before arrival or in the event of a no-show, the deposit will be retained as a cancellation fee.

(3). Cancellations must be made through the same channel used for the original booking.

3. Housing rules

(1). Suites are to be used exclusively for their intended purpose and any alternative use requires prior authorization.

(2). For security and privacy reasons, guests are not permitted to enter the suites. Should you order food delivery, it must be collected from the reception area.

(3). Smoking is prohibited in all indoor areas, including suites, the reception, gym and wellness center.

(4). Between 23:00 - 07:00 and 14:00-17:30 there is a time of rest, calm and quiet in the hotel. We kindly ask all guests to respect it. Behaviors which leads to disturbing other guests from night rest are strictly forbidden. That includes loud TV or music listening, loud discussion in the rooms or in the corridors and other disturbing manners. In the case of serious violation of this rule, the hotel may penalize the guests with a penalty up to 300€ or, in necessary cases, call the police.

(5). All equipment and items provided in the guest rooms are for the sole use of registered hotel guests. The use of these items by external visitors is not permitted under any circumstances. Please refrain from relocating any items within the hotel or guest rooms from their designated positions without prior approval.

(6). The guest is responsible for covering all charges incurred during their stay. In the event of any damage to the property, the guest must settle the cost of repairs within 7 days of receiving notice from the hotel. Failure to pay within this period may result in legal action, with all associated expenses added to the initial cost of damages.

(7). The property does not provide a lifeguard and the use of the swimming pool is entirely at your own risk. The pool has a uniform depth of 1.40 meters and diving is strictly prohibited to ensure guest safety.

(8). Children must be supervised by a parent or responsible adult at all times.

(9). If you have any food or material allergies, kindly notify the reception team at your earliest convenience to allow us to accommodate your needs appropriately.

(10). Access to the gym and wellness facilities is restricted to individuals in good health without contagious conditions. Guests are required to adhere to established hygiene standards and follow all instructions provided by our staff.

(11). Parking is available on-site; however, vehicles are parked at the owner’s risk. The property disclaims liability for any loss, damage or theft of vehicles or personal belongings.

(12). Upon exiting your suite, please ensure that your room door is securely closed and locked. The property cannot assume responsibility for any loss or theft of personal items during your stay.

(13). Please be advised that the property is not liable for any errors, omissions, or issues arising from the services provided by external partners.

(14). Displaying flags, banners, signs, or emblems of countries, teams, or organizations is not allowed in exterior areas of the suites or inside if visible from outside.

(15). Our company cannot be held liable for any accidents or injuries that guests may experience during their stay at the property, regardless of the circumstances. It is a condition of booking that your party is covered by comprehensive travel insurance including coverage against trip cancellation and against personal injury. The appropriate coverage should be purchased at the time of the booking. Please contact your travel agent, travel consultant or insurance broker about this. Your signature on the booking form confirms that you are covered by such insurance.

(16). Children must remain under the direct supervision of a parent or guardian at all times to ensure their safety and the comfort of all guests.

(17). Pets weighing less than 3.5 kg are typically welcome at our property upon request. Please be aware that, in certain cases, an additional security deposit may be required.

(18). All our suites have free WiFi Internet service. In the event of a technical outage beyond our control, such as a faulty line from the local telephone company, we cannot be held responsible.

(19). Our property is located on a small island and the public water supply is likely to be interrupted. Therefore, water is a commodity that should be used sparingly during the summer months and not abused. In the event of a water shortage we will do everything we can in a timely manner to restore its supply. Electricity may also be interrupted, usually for a short period of time. However, we cannot be held responsible for any inconvenience caused by events beyond our control.

(20). In the event of a Force Majeure, the Hotel shall not be held liable for any failure or delay in performing its obligations under this agreement. Force Majeure events include, but are not limited to: acts of God, natural disasters (e.g., earthquakes, floods, hurricanes), pandemics, epidemics, government restrictions, wars, terrorism, strikes, civil unrest, or any other unforeseen circumstances beyond the Hotel's reasonable control.

Should a Force Majeure event occur, the Hotel reserves the right to:

(a). Modify or cancel reservations without liability.

(b). Offer alternative accommodations or services, if feasible.

(c). Refund payments or provide credit for future stays, at the Hotel's discretion.

(21). All guests-drivers must operate vehicles with caution, maintaining low speeds and yielding to pedestrians. Excessive noise, reckless maneuvers (e.g., drifting, sudden acceleration), or honking is prohibited. Violators risk revocation of parking access.

(22). Guests are advised to obtain appropriate travel insurance to cover unforeseen events. This clause shall be governed by and construed in accordance with the laws of Greece, and any disputes arising from Force Majeure events shall fall under the jurisdiction of the Courts of Athens, Greece.
