Junior Suite with Private Infinity Pool 

 1. HOUSING RULES

(1). Suites are to be used exclusively for their intended purpose and any alternative use requires prior authorization.

(2). For security and privacy reasons, visitors are not permitted to enter the premises. All external visitors must get a clearance from our Reception Team before visiting our premises. Should you order food delivery, it must be collected from the reception area.

(3). Smoking is prohibited in all indoor areas, including suites, the reception, gym, and wellness center.

(4). Between 23:00 - 07:00 and 14:00-17:30 there is a time of rest, calm and quiet in the hotel. We kindly ask all guests to respect it. Behaviors which leads to disturbing other guests from night rest are strictly forbidden. That includes loud TV or music listening, loud discussion in the rooms or in the corridors and other disturbing manners. In the case of serious violation of this rule, the hotel may penalize the guests with a penalty up to 300€ or, in necessary cases, call the police.

(5). All equipment and items provided in the guest rooms are for the sole use of registered hotel guests. The use of these items by external visitors is not permitted under any circumstances. Please refrain from relocating any items within the hotel or guest rooms from their designated positions without prior approval.

(6). The guest is responsible for covering all charges incurred during their stay. In the event of any damage to the property, the guest must settle the cost of repairs within 7 days of receiving notice from the hotel. Failure to pay within this period may result in legal action, with all associated expenses added to the initial cost of damages.

(7). The property does not provide a lifeguard, and the use of the swimming pool is entirely at your own risk. The pool has a uniform depth of 1.40 meters, and diving is strictly prohibited to ensure guest safety.

(8). If you have any food or material allergies, kindly notify the reception team at your earliest convenience to allow us to accommodate your needs appropriately.

(9). Access to the gym and wellness facilities is restricted to individuals in good health without contagious conditions. Guests are required to adhere to established hygiene standards and follow all instructions provided by our staff.

(10). Parking is available on-site; however, vehicles are parked at the owner’s risk. The property disclaims liability for any loss, damage, or theft of vehicles or personal belongings.

(11). Upon exiting your suite, please ensure that your room door is securely closed and locked. The property cannot assume responsibility for any loss or theft of personal items during your stay.

(12). Please be advised that the property is not liable for any errors, omissions, or issues arising from the services provided by external partners.

(13). Displaying flags, banners, signs, or emblems of countries, teams, or organizations is not allowed in exterior areas of the suites or inside if visible from outside.

(14). Our company cannot be held liable for any accidents or injuries that guests may experience during their stay at the property, regardless of the circumstances. It is a condition of booking that your party is covered by comprehensive travel insurance including coverage against trip cancellation and against personal injury. The appropriate coverage should be purchased at the time of the booking. Please contact your travel agent, travel consultant or insurance broker about this. Your signature on the booking form confirms that you are covered by such insurance.

(15). Children must remain under the direct supervision of a parent or guardian at all times to ensure their safety and the comfort of all guests.

(16). Pets weighing less than 3.5 kg are typically welcome at our property upon request. Please be aware that, in certain cases, an additional security deposit may be required.

(17). All our suites have free WiFi Internet service. In the event of a technical outage beyond our control, such as a faulty line from the local telephone company, we cannot be held responsible.

(18). Our property is located on a small island and the public water supply is likely to be interrupted. Therefore, water is a commodity that should be used sparingly during the summer months and not abused. In the event of a water shortage we will do everything we can in a timely manner to restore its supply. Electricity may also be interrupted, usually for a short period of time. However, we cannot be held responsible for any inconvenience caused by events beyond our control.

(19).  In the event of a Force Majeure, the Hotel shall not be held liable for any failure or delay in performing its obligations under this agreement. Force Majeure events include, but are not limited to: acts of God, natural disasters (e.g., earthquakes, floods, hurricanes), pandemics, epidemics, government restrictions, wars, terrorism, strikes, civil unrest, or any other unforeseen circumstances beyond the Hotel's reasonable control.

Should a Force Majeure event occur, the Hotel reserves the right to:
a. Modify or cancel reservations without liability.
b. Offer alternative accommodations or services, if feasible.
c. Refund payments or provide credit for future stays, at the Hotel's discretion.

(20). Guests are advised to obtain appropriate travel insurance to cover unforeseen events. This clause shall be governed by and construed in accordance with the laws of Greece, and any disputes arising from Force Majeure events shall fall under the jurisdiction of the Courts of Athens, Greece.

(21). For security purposes, common and outdoor spaces within the premises are monitored by 24/7 video surveillance to deter and investigate crimes against persons and property. By accessing these areas, you acknowledge that your presence may be recorded. Footage is retained for a limited period and accessed only by authorized personnel or law enforcement when necessary. Cameras are not placed in private areas (e.g., restrooms). This measure does not guarantee absolute safety, and users must remain vigilant.

(22). The use of body lotions, oils or cosmetic products in the cave spa and the outdoor hot tubs is strictly forbiden as they damage the filtration system. A €100 cleaning fee will be charged for violations.

2. GENERAL BOOKING CONDITIONS

(1). Check in is from 15:00 and check-out time is till 11:00 on the day of departure. Late check-out is possible only upon agreement with hotel and a fee may apply.

(2). For arrivals after 22:00, please notify us by 15:00 (local time) on the day of arrival via text, email, or phone. Failure to inform us of a late arrival will result in the reservation being treated as a no-show, leading to cancellation and a 100% cancellation fee.

(3). Minimum stay is 1 night unless specified otherwise.

(4). Only those persons stipulated on the booking form may use the property. The number of guests must not exceed the maximum number indicated in the booking form.

(5). All suites are thoroughly sanitized and cleaned before your arrival, with daily housekeeping provided. Please ensure the property is left tidy upon check-out to avoid additional cleaning fees. Towels are replaced daily and linens are refreshed every 3 days. Requests for extra changes may result in additional charges.

(6). In cases of no-shows, 100% of the payment will be retained as a cancellation fee.

(7). Early departures will incur a charge for the remaining balance of the stay as a cancellation fee.

(8). Changes to the guest name or booking dates may be permitted before arrival, subject to approval by our Reservation Department. Each modification incurs a €100 fee, plus any applicable price difference if the new booking rate is higher.

The revised booking price will always be calculated based on the current Standard Rates of the official pricelist 2025, regardless of the original booking type (Flexible or Non-Refundable).

If the recalculated price is higher, you will be charged the €100 change fee plus the full difference in cost.

If the recalculated price is lower, no refund will be issued, and the €100 change fee still applies.

(9). While changes to confirmed arrangements are rare, they may occasionally occur. In such cases, we will notify you as soon as possible. If circumstances beyond our control prevent us from providing the booked property, we reserve the right to move your booking to a similar or upgraded property. If this is not possible or you decline the alternative, we will cancel the booking and refund your payment. However, we cannot be held responsible for any cancellation fees related to your travel arrangements.

(10). All card transactions are securely processed using Strong Customer Authentication (SCA) through our bank's system, ensuring the highest level of security for electronic payments. We accept the following credit and debit cards: Visa, Mastercard, Maestro and Discover.

3. NON REFUNDABLE RATE CONDITIONS

(1). Non-Refundable Policy and Cancellations

This rate is non-refundable, with no cancellations, modifications or changes allowed.

Please confirm your plans before booking, as no refunds or adjustments are permitted once the reservation is finalized.

(2). Exceptions

In exceptional cases, date or name changes may be considered at the sole discretion of the Reservations Department, subject to approval and a mandatory modification fee of €100 per change.

This fee is non-negotiable and applies regardless of any difference in the booking value, including instances where the modified rate is lower than the original reservation.

No refunds will be issued for price discrepancies, and the modification fee is payable in addition to any applicable rate adjustments for the new dates.

(3). Payment Requirements

Full payment is required for this booking and can be made using a valid credit or debit card, or through any other payment method arranged with our Reservations Team or your booking channel.

(4). Climate Resilience Tax

A Climate Resilience Tax of €2 per night, per suite, is not included in the booking price and will be collected separately upon arrival.

4. FLEXIBLE RATE CONDITIONS

(1). Flexible Policy and Cancellations

This rate offers full flexibility, allowing free cancellations or date changes up until the end of the free cancellation period.

After this period, the booking is non-refundable and no modifications or cancellations are permitted.

Modifications or cancellations must be made through the same channel used for the original booking.

No fees will be applied for changes or cancellations made within the free cancellation period.

(2). Exceptions

After the free cancellation period ends, the booking becomes non-refundable. In exceptional cases, date or name changes may be requested, subject to approval by the Reservations Department.

Approved changes will incur a €100 modification fee per change, regardless of any price difference. No refunds will be given if the new rate is lower, and the fee applies in addition to any applicable rate adjustments.

All modifications are subject to availability and Reservations Department approval, which is not guaranteed. The non-refundable policy applies in all cases.

(3). Payment Requirements

A valid credit/debit card or an alternative payment method arranged with our Reservations Team or booking channel is required for this booking.

No charges will be applied at the time of booking. Payment will be automatically processed after the free cancellation period ends, using the provided details.

Please ensure sufficient funds are available, as failed payments may result in automatic cancellation of the reservation.

Our business reserves the right to pre-authorize credit cards for all reservations, regardless of booking terms. The final amount charged will be determined in accordance with the applicable cancellation policy.

(4). Climate Resilience Tax

A Climate Resilience Tax of €2 per night, per suite, is not included in the booking price and will be collected separately upon arrival.
